My years of experience, thousands of properties/structures assessed as an appraiser, are applied.
I have extensive background in mortgage lending; a valuable asset in purchase situations. I routinely shop loan contract rates, assess loan programs and advise my clients with the lender to use in a purchase. My attention to all the pertinent details of the loan costs including contract rate saves my clients thousands of dollars. I study all HUD documents and advise the day before closing. I attend all my closings to insure all documents are as quoted.

They are and in this order (1) the neighborhood (2) the street and other properties located there, (3) the site and all contributors to value, (4) structure appeal, (5) if the structure has a functional floor plan, (6) quality and condition factors in comparison to other active listings, (7) new market standards of acceptance.
